Toate proiectele de investi\u021bii imobiliare (reziden\u021biale, comerciale \u0219i industriale) vor avea nevoie de evaluare potrivit principiului \u201eA nu prejudicia \u00een mod semnificativ\u201d (Do No Significant Harm \u2013 DNSH), astfel c\u0103 pia\u021ba pentru asemenea evalu\u0103ri este a\u0219teptat\u0103 s\u0103 creasc\u0103 semnificativ \u00eenc\u0103 din acest an, estimeaz\u0103 Appraisal &amp; Valuation SA, compania de\u021bin\u0103toare a brandului NAI Romania &amp; Moldova \u0219i emitent listat pe BVB (simbol: APP).<\/p>\n\n\n\n<p>Potrivit legisla\u021biei Uniunii Europene, astfel de evalu\u0103ri devin obligatorii pentru proiectele de investi\u021bii, fie c\u0103 au nevoie de o finan\u021bare bancar\u0103, una acordat\u0103 printr-una dintre cele opt Agen\u021bii de Dezvoltare Regional\u0103, prin Planul Na\u021bional de Redresare \u0219i Rezilien\u021b\u0103 (PNRR) sau prin alte fonduri europene.&nbsp;<\/p>\n\n\n\n<p>Criteriile de care trebuie s\u0103 \u021bin\u0103 seama o astfel de evaluare DNSH pentru un proiect de investi\u021bii:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Atenuarea schimb\u0103rilor climatice;&nbsp;<\/li>\n\n\n\n<li>Adaptarea la schimb\u0103rile climatice;<\/li>\n\n\n\n<li>Utilizarea durabil\u0103 \u0219i protejarea resurselor de ap\u0103 \u0219i a celor marine;&nbsp;<\/li>\n\n\n\n<li>Economia circular\u0103, inclusiv prevenirea gener\u0103rii de de\u0219euri \u0219i reciclarea acestora;&nbsp;<\/li>\n\n\n\n<li>Prevenirea \u0219i controlul polu\u0103rii \u00een aer, ap\u0103 \u0219i sol;&nbsp;<\/li>\n\n\n\n<li>Protec\u021bia \u0219i restaurarea biodiversit\u0103\u021bii \u0219i a ecosistemelor.<\/li>\n<\/ol>\n\n\n\n<p>Dac\u0103 unul dintre aceste criterii are aplicabilitate \u00een cadrul unei investi\u021bii, se va efectua o evaluare aprofundat\u0103 privitoare la m\u0103surile luate pentru a reduce impactul asupra mediului.<\/p>\n\n\n\n<p>Analiza DNSH se efectueaz\u0103 \u00eenaintea \u00eenceperii tuturor demersurilor uzuale privind demararea unei investi\u021bii, deoarece toate prevederile\/m\u0103surile\/cerin\u021bele dintr-o analiz\u0103 trebuie incluse \u00een solu\u021biile de proiectare \u0219i care vor fi, ulterior, puse \u00een practic\u0103 de c\u0103tre constructori.<\/p>\n\n\n\n<p>Implicit, dac\u0103 r\u0103spunsul analizei nu este adecvat, exist\u0103 riscul ca investi\u021bia s\u0103 nu poat\u0103 primi finan\u021bare (bancar\u0103 sau din fonduri europene).&nbsp;<\/p>\n\n\n\n<p>\u201eAt\u00e2t legisla\u021bia Uniunii Europene, pe deplin aplicabil\u0103 \u00een Rom\u00e2nia, c\u00e2t \u0219i exigen\u021bele finan\u021batorilor \u0219i ale altor stakeholders, de pild\u0103 cei care ar cump\u0103ra sau ar \u00eenchiria un imobil, impun ca toate investi\u021biile \u2013 \u0219i \u00een special cele imobiliare \u2013 s\u0103 respecte o serie de criterii referitoare la protec\u021bia mediului \u0219i la atenuarea schimb\u0103rilor climatice. Nimeni nu mai porne\u0219te investi\u021bii care s\u0103 nu \u021bin\u0103 seama de standardele de mediu, iar analiza DNSH nu face dec\u00e2t s\u0103 ateste c\u0103 o investi\u021bie se va realiza \u00een mod responsabil, \u00eenc\u0103 din faza de proiectare.&nbsp;<\/p>\n\n\n\n<p>\u00centre cerin\u021bele de mediu care trebuie avute \u00een vedere pentru o analiz\u0103 DNSH se num\u0103r\u0103 aspecte tehnice precum interzicerea utiliz\u0103rii unor materiale din azbest, limitarea cantit\u0103\u021bii de compu\u0219i organici volatili (Volatile Organic Compounds \u2013 VOCs) sub 0.001 mg\/metru cub sau, cu limit\u0103ri asupra cantit\u0103\u021bilor de praf, a nivelului de zgomot etc. De exemplu, \u00eendeplinirea cerin\u021belor pentru certificarea unei cl\u0103diri verzi (Green Home) asigur\u0103 r\u0103spunsul NU pentru criteriile DNSH.&nbsp;<\/p>\n\n\n\n<p>Echipa NAI Romania &amp; Moldova de\u021bine expertiza necesar\u0103 efectu\u0103rii unor asemenea evalu\u0103ri, expertise, certific\u0103ri de cl\u0103diri \u0219i ne putem \u00eendruma clien\u021bii \u00een conceperea planurilor de investi\u021bii, astfel \u00eenc\u00e2t s\u0103-\u0219i poat\u0103 asigura accesul la o finan\u021bare prin intermediul sistemului bancar sau al fondurilor europene\u201d, a declarat <strong>Andrei Boti\u0219<\/strong>, <strong>CEO Appraisal &amp; Valuation SA (NAI Romania &amp; Moldova)<\/strong> <strong>\u0219i Pre\u0219edinte al Romania Green Building Council (RoGBC)<\/strong>.<\/p>\n\n\n\n<p>###<\/p>\n\n\n\n<p><em><strong>Despre <\/strong><strong>Appraisal &amp; Valuation<\/strong><\/em><\/p>\n\n\n\n<p><em>Fondat\u0103 \u00een 2010, Appraisal &amp; Valuation SA (listat\u0103 la BVB, sub simbolul APP) de\u021bine brandul <a href=\"https:\/\/nairomania.ro\/\">NAI Romania<\/a>, fiind unul dintre liderii de pia\u0163\u01ce pentru servicii de evalu\u01ceri \u0219i \u00een acela\u0219i timp, reprezentantul exclusiv al NAI Global \u00een Rom\u00e2nia \u015fi Republica Moldova.
