Where can investors look to find the next growth segment? Is it time to move away from the beach and explore the inland markets?<\/p>\n<div class=\"container p-0 ad-container inline-native-ad pos-14\">\n<div class=\"row justify-content-center ad-wrapper\">\n<h4 id=\"nativeAdUnitPos141672428283147-wrapper\" class=\"ad-placement-wrapper col d-flex justify-content-center nativeAdUnitPos141672428283147\">\u00a0<\/h4>\n<\/div>\n<\/div>\n<p><strong><span style=\"font-size: 18pt;\">A return to 2019 levels<\/span><\/strong><\/p>\n<p>Lu\u00eds Ara\u00fajo, president of Turismo de Portugal, says 2019 was Portugal\u2019s \u201cbest year ever\u201d, having seen 60% revenue growth over four years and a record 27 million guests. Following the pandemic, the market\u2019s performance so far this year has seen a return to those numbers.<\/p>\n<p>He explains that although between January and August the country has been 5% down in overnight stays, high rates have ensured a 12% increase in revenues on 2019. \u201cThis will be the best year ever in Portugal,\u201d he says.<\/p>\n<p>In terms of segment performance, Alejandro Scholtz, development manager, Iberia for hotel franchise giant Wyndham Hotels &amp; Resorts, says corporate and MICE business continue to lag, although appear to be making a comeback.<\/p>\n<p>\u201cLong-haul travel is still yet to get where we want it to be,\u201d he adds. \u201cProperties that were MICE-centric that don\u2019t have open-air space, are not a resort or in a city, they really have to get creative on how they bring people back\u201d.<\/p>\n<p>Jo\u00e3o Madeira, head of real estate at Sonae Capital, meanwhile, says he is \u201ccautious but positive\u201d, and while \u201cthe fundamentals are there\u201d, there\u2019s no getting away from the rising interest rates and construction costs.<\/p>\n<p>\u201cThe appetite is big, but investors are being paralysed by the circumstances,\u201d points out Milan Arandelovic, head of hospitality and managing director at Cerberus Global Investments. \u201cIf you\u2019re looking for a distressed asset, you will not find it.\u201d<\/p>\n<p>Scholtz agrees: \u201cIf an investor wants to make money now, it won\u2019t be like in the great financial crisis where you just bought something cheap and expected it five years down the road to be sold for a lot more.
